The "Garden" will be built on a generous plot of 1840 m2. The complex is bordered by a stream, the picturesque town centre, the nearby forest and mountain views. The new building - a so-called cluster - houses eight units of "Tiny" apartments, which are accessed with individual entrances through a gallery in the style of the local building culture. In addition, a lifting platform allows you to easily reach the upper floor. Towards the historic core of the town, two cottages and the guest apartment are part of the building complex. In the middle between old and new is the large non-building area of the garden with a bowling green. The entire complex is designed to ensure privacy but has shared facilities. Preonzo is part of the cultural city of Bellinzona, where numerous commercial and cultural facilities can be reached hourly by bus. The square with the bus station is a three-minute walk away.

IT CLUSTER

To obtain an optimal energy balance, the eight individual housing units were grouped into a single compact structure. They all have an independent entrance; the upper floors are accessed via a gallery, according to the tradition of Ticino houses. The centralized photovoltaic system on the roof provides low-cost heat and energy. Summer cooling is ensured by an underground duct. The individual modular units are made according to the criteria of bio-ecological construction and guarantee an excellent internal climate thanks to the use of wood and clay. Thanks to the high level of thermal insulation, they require very little energy and therefore the additional costs for heating, cooling and hot water preparation are also very low. The cluster was built based on MINERGIE-P/Eco certification. The rooms on the ground floor and lower floor of the maisonettes have a headroom of 260 cm (30 cm more than building regulations). The attic floor has a height of 2 meters at the top and will have a knee The attic has a height at the low point of 100 cm and a total height at the internal ridge of 380 cm. The homes have large windows that extend from the floor to the ceiling and guarantee good quality of light. The internal and external spaces of the garden are visually connected, the which makes the internal spaces appear larger.

THE TWO RUSTICI

Both cottages are organized as maisonette units with internal stairs. Also in this case, the upper floors are attic, characterized by large heights. The newly built extension of Rustico R1 will have a wooden extension without a cellar. The rustic R1 will host a guest unit on the upper floor with a bathroom and a small kitchenette. The cottages will also be renovated and expanded according to the principles of bioecological construction and will receive the MINERGIE Eco certificate. Rustico 1 is equipped with a natural stone cellar on the ground floor, which is equipped with personal shelving for the entire housing complex. In the neighboring square there is a historic well, which will be fed with rainwater collected from the roof of the cottages.

DISTRIBUTION

All ten units are functional, the modest surface area is compensated by large windows and rooms of above average height. Besides, I can can't be optimally organized thanks to full-height built-in wardrobes. They are completed by separate spaces outside the housing unit, adjacent to the covered parking spaces for the Cluster and adjacent to private outdoor spaces for cottages. The residential unit available for guest accommodation is 21 m2.

The following eight Tiny units form a compact group: on the ground floor 3 Tiny apartments and the distributed storage rooms; upper floor and top floor 5 maisonette apartments. The two cottages have separate entrances and internal staircases. A natural cellar to be used with private rooms is located in the lower part, in front of the historic water well.
